The Real Cost of Furnishing a Home
Let’s talk about something no one really prepares you for, and really break it down. Furnishing a home is an investment, and it adds up quickly. What often starts as “we just need a sofa and a rug” turns into a full-home moment once you realize how many pieces it actually takes to make a space feel complete.
To give you a realistic starting point, a well-designed living room alone can range anywhere from $15,000 to $30,000+. A quality sofa may fall between $3,500 and $8,000 depending on construction and upholstery. A properly sized rug can range from $2,000 to $6,000. Add in chairs, tables, lighting, window treatments and styling, and you can see how quickly it builds.
And that’s just one room.
Dining rooms are often more than expected as well. A dining table and chairs can range from $6,000 to $15,000 depending on size and quality. Lighting, rugs and case pieces layer on from there. Bedrooms tend to follow a similar pattern, especially once you factor in a quality bed, nightstands, lighting and window treatments.
One of the biggest misconceptions is that furniture is the bulk of the budget. In reality, it is everything around it that builds the total. Window treatments alone can range from $2,000 to $8,000+ depending on scale and fabrication. Lighting throughout a home can easily land between $2,000 and $10,000 depending on how layered and custom the plan is.
If you are deciding where to invest first, start with the pieces you use the most. A well-made sofa is worth every penny. It sets the tone for the room, anchors the layout and gets daily use. The same goes for dining seating and your primary bed. These are foundational pieces that should feel as good as they look.
Rugs are another area where quality matters. A properly sized, well-constructed rug grounds the space and ties everything together. Undersized or lower-quality rugs can make even the most beautiful room feel disconnected, which is why this is one of the first places we guide clients to invest.
Where can you save? Accent pieces, smaller décor, and some case goods can be more flexible depending on the space. Not everything needs to be custom or investment-level. The key is knowing where it matters and where it does not.
At Fitz Haus, we approach furnishing as a layered process. It is not about buying everything at once. It is about building a space over time with intention, selecting pieces that work together and support how you live. And if you do want to save and knock it all out at once, let’s talk real numbers. Because a well-furnished home is not about excess. It is about choosing the right pieces, in the right scale, with the right balance. And when done well, it is something you feel every single day.
